The most important time to bring an attorney into any real estate transaction is before you commit yourself to an agreement, either oral or written, with the other party. An experienced attorney can assist you with understanding the terms of the agreement, the risks inherent in the transaction, and the steps that can be taken to ensure that the transaction goes smoothly. It is particularly important to involve an attorney early in the process when the transaction involves commercial real estate. Unfortunately, many clients will bring contracts to the attorney after they’ve already been signed and ask whether the attorney has any issues or concerns.
